Township developer leads by example

March 2022

The Milnerton Estates, township developers of Sandown, appointed a team of local professionals to showcase the woonerf concept.

The team for the eleven-home project comprises of Graham Holland Architectural Design, Anton Norscia (Solid Ground Construction), Basil Coetzee (Gardens Galore) and the residential sales team from Aska Property Group - Nathan Green and Ryan Conradie.

11 abutting erven were selected for the example. These erven back onto the Sandown Campus of Parklands College. The erven are situated in a precinct where the street has been designed to allow vehicles and pedestrians to co-exist. The concept is created by varying street widths or meandering the surfaced area within the road reserve. The installation of "street furniture", the planting of landscaping and the use of different surface treatments all contribute to make a "pedestrian zone" where vehicles are permitted. The intention being that open spaces are created for pedestrian use and motorists drive at slower speeds through these precincts.

The associated perspective demonstrates the positioning of the 11 homes situated on the meandering street. The Sandown Campus can be seen in the background.

2 of the homes have been built and transferred to their new owners. A further 5 have been sold and are now at various stages of construction.

The remaining homes are well priced at R2,430,000 including transfer duty. This price provides a 3-bedroom, 2-bathroom home with a tandem garage. The garage can be accessed directly from the house. Landscaping to the street elevation will be provided. For more information on plots available in Sandown or to view plans of the remaining 4 homes contact Ryan Conradie on 073 988 3084.
